Ryan and I met two months ago, he is an avid listener to our radio show Florida Talk Real Estate. On this Saturday morning I was co- hosting an episode and we were talking about first time homebuyers. I went into detail of all the ways a deal can fall apart, and how I specialize in helping first time homebuyers. The very next day Ryan called me and we set up a meeting. The house he was looking to call home was a Single Family, 2 bed and 1 bath somewhere in West Palm Beach. He had about $8,000 saved and this way going to be enough to get him into the home he wanted. He explained to me he was not interested in renting and was looking to build some equity. I got him over to my preferred mortgage broker and 36 hours later he was pre-approved and we were ready to get in the car and start looking at homes. We submitted an offer and because it was a hot property we found ourselves in a multiple offer situation. It turned out there were 9 other offers including ours! In the price range we were in, I know a few of them were cash offers. Due to the fact that our terms were fair and we made a respectable offer, ours was accepted! 35 days later, here we are closing on Ryans first home. As I drove away from the closing I feel a sense of satisfaction for my buyer just knowing how happy he will be in this place. This home will be his first home and he will make it his own!
